More homes are on tap for the Liberty County community.
County commissioners approved a preliminary plat for the second phase of Alder Grove on Isle of Wight Road. Dryden Enterprises plans to build 117 homes, with 63 of them classified as patio lots. Twenty-eight lots will be small single-family, 19 will be large single-family and seven will be executive homes. Lot sizes will range from 4,500 square feet to 8,000 square feet.
The 39-acre tract will have water and sewer service from the City of Midway. Builders will dedicated nearly three-quarters of a mile of new road to the county, along with stormwater improvements and drainage easements for maintenance. About 9.5 acres of detention and common areas will be dedicated to a homeowners association.
Hinesville City Council members approved a preliminary plat for The Cove at Fifteen West for 56 single- family homes.
RTS Homes plans to build the homes on 11 acres of West 15th Street. The property already has a planned unit development zoning. There will be two types of homes, cottage — with a minimum of 3,500 square foot lot size — and patio, with minimum lot sizes of 4,500 square feet.
About a quarter-mile of new streets will be dedicated to the city, along with water, reuse water, stormwater improvements and their easements and drainage easements for pond maintenance. A homeowners association will have about nine acres of wetlands, 1.58 acres of detention areas and also common areas dedicated to it.
Council members also are expected to take up annexation requests at upcoming meetings. Goose Creek LLC is asking for the city to annex 4.3 acres between West 15th Street and Curtis Road and to rezone the property to attached residential in order to build 40 townhomes. The Liberty Consolidated Planning Commission recommended approving the request, and recommended having the entrance points to the development come off Curtis Road.
Goose Creek also is asking for annexation and rezoning of 7.3 acres along West 15th Street to build about 30 townhomes. The property currently is zoned as C-3, or highway commercial.
City council members will hear the requests again at their September 18 meeting and at their October 2 meeting. They can take action on the requests at their October 2 meeting.
